What is an EPC?
An EPC (Energy Performance Certificate) is a report on the energy performance of a property. It will give consumers information about the energy efficiency of the property and offer practical steps to reduce CO2 emissions and reduce fuel bills.
This report includes an energy efficiency rating similar to that found on white appliances in the home. The energy efficiency is rated on a scale from A-G, with a current and potential rating to show comparison.

HIPs (Home Information Packs) include documents that are required when homes are bought and sold. Some documents are mandatory and other optional.
The mandatory documents are:

Optional documents include:

Why an EPC?
Energy Performance Certificates (EPC's) have been in force since 1st August 2007 (in England and Wales) as part of the phased roll out of the Home Information Pack (HIP).
EPC's are required to meet the European Energy Performance of Buildings Directive (EPBD). All buildings must have EPC requirements in place by January 2009 and this is an absolute deadline, dictated by the EPBD.
